The Lynwood Estate

This website is for the owners and residents on the Lynwood Estate in our three roads: Lynwood Road, Wessex Close and Bourne Close.  It provides useful information about the estate and the Residents Association company responsible for managing the development. All owners of houses on the estate are members of the Lynwood Road Residents Association Limited through which we are able to manage our own affairs.

A family-friendly place
Our development encompasses three private cul-de-sacs and a great square with five towering oak trees at its centre. With hardly any traffic, and a well equipped children's playground and sports fields right next to the Lynwood Road development, it is little wonder that our private estate is very popular with families.

Speed - please observe the 15 mph speed restriction throughout the Lynwood Estate
The speed of vehicles on the estate is a concern for all residents especially vehicles coming in and going out of the estate. One car was tracked at doing in excess of 30 mph recently. Please reduce your speed otherwise somebody, perhaps a small child, elderly person or pet, may get injured or even killed. Going fast round the bend of Lynwood Road will only get you to your destination seconds sooner. IT IS NOT WORTH THE RISK !!!!

Peaceful and secluded, our development of 100 houses is part of Thames Ditton, and nestled right next to Hinchley Wood Village with its picturesque square surrounded by local shops including convenience store, hardware store, award-winning butcher, bakers and coffee houses.

Hinchley Wood rail station is just eight minutes walk away, and trains take you to London Waterloo in just over 30 minutes, or from Surbiton station in just over 15 minutes.

The nearest primary school is Hinchley Wood Primary School on Claygate Lane and the nearest secondary school is Hinchley Wood School & Sixth Form Centre on Claygate Lane.

Shopping and eating out
We live right between two great places to shop and eat out: Surbiton and Esher, each 10 minutes away by car, with Kingston-upon-Thames just another five minutes down Portsmouth Road.

Surbiton offers Waitrose and Sainsbury's supermarkets, an M&S food hall, a monthly farmers' market, many coffee shops, and great restaurants including award-winning The French Table.

Esher also has a Waitrose, trendy boutiques for fashions and furniture, a multiplex cinema and many excellent restaurants.

Bustling Kingston with its market, High Street and the Bentalls shopping centre of course needs little introduction.
